Tenant Fees

All fees to tenants are inclusive of VAT.

Before Moving In

You will be required to pay the following before moving in:

FEES: tenant fees (move in)
INVENTORY: as per below
RENT: 1 months rent in advance

DEPOSIT: equivalent to 6 weeks rent

Tenant Fees (Move In)

Tenancy Arrangement Fee

EQUIVALENT TO 1 WEEKS RENT
(Per Property) 
Setting up Tenancy per dwelling, including preparation and Execution of the tenancy agreement to include referencing and ‘right to rent’ (identity, immigration and visa confirmation, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability).

Credit Check Fee                        £50

(Per Person)

Prior to the commencement of the Tenancy all tenants will be subject to a credit check to assess affordability and financial credit history.

Guarantor Fee                             £50

(Per Person, If Applicable)
Credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement.

Fees During The Tenancy

Renewal Fee (Per Contract)       FREE

Fees for existing tenants to renew their tenancy agreement for a further term to include contract negotiation, amending and updating terms.

Additional/Replacement Tenant £150

An additional fee for each individual that was not on the initial tenancy agreement to include processing the application, associated paperwork, referencing and credit check.

Arrears Fee (Per Late Payment)   £50

If the rent is not paid on the due date, a late payment fee will be payable on each occasion. If the rent remains unpaid for over 7 days interest at 6% above Bank of England Base Rate from date due.

Future Landlord Reference Fee  FREE

Fees for collating information and providing a reference for the tenants at the end of the tenancy.

Inventory / Check In Fee

Inventory is a service that is carried out by a third party and provides a full photographic and written report on the condition of the property at the commencement of the tenancy.
