We have outlined below an explanation of the services we are able to offer to make being a landlord as stress free as possible.

LETTING INTRODUCTION
(Bronze Service)

9.6% INCLUDING VAT  (8% +VAT)

This service includes:

I. Introduction of prospective tenant.
II. Conducting viewings.
III. Negotiation the terms of the Tenancy between Landlord and Tenant.
IV. Collecting the deposit and passing this onto the landlord to hold (as stakeholder) in a government approved scheme.
V. Making every effort to notify service companies and the council at the commencement and termination of the Tenancy.
VI. Tenant to deal directly with Landlord upon commencement of Tenancy.

RENT COLLECTION

(Silver Service)

12% INCLUDING VAT  (10% +VAT)

This service includes:

I. All service itemised in Letting Introduction Service (Bronze Service)
II. Collection of Rent as stated in the Tenancy Agreement.
III. Quarterly rental statement provided to the Landlord.
IV. Tenant to deal directly with Landlord upon commencement of Tenancy.

FULL MANAGEMENT

(Gold Service)

14.4% INCLUDING VAT (12% +VAT)

This service includes:

I. All service itemised in Letting Service With Rent Collection (Silver Service)
II. Monthly rental statement provided to the Landlord stipulating rent received along with expenditure.
III. Day to day management matters including minor repairs up to a maximum of £500.00. Repairs costing £100.00 or less are instructed without contacting you. In an emergency estimates are obtained and submitted to you for approval.
IV. Property visits once every six months in order to carry out a general inspection of the property.
V. Our management appointment is for the letting period and doesn’t include security or supervision of the Property when it is not let.
VI. Tenant to deal directly with Empire Estates.

Moving in Fees (Move In)

Credit Check Fee                        £50

Prior to the commencement of the Tenancy all tenants will be subject to a credit check to assess affordability and financial credit history.

Guarantor Fee                             £50

(Per Person, If Applicable)
Credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement.

As an additional service we can protect the deposit on behalf of the landlord.

Inventory / Check In Fee

Inventory is a service that is carried out by a third party and provides a full photographic and written report on the condition of the property at the commencement of the tenancy.

As an additional service we can arrange the installation of a smoke alarm / carbon monoxide alarm on behalf of the Landlord.

As an additional service we can arrange the EICR (electrical installation condition report) on behalf of the Landlord.

As an additional service we can arrange the EPC (Energy Performance Certificate) on behalf of the Landlord.

PROPERTY LICENSING

Empire Estates are able to assist the Landlord with their application for a property licence at a cost of :

£100.00  PER HMO LICENCE APPLICATION
