We have outlined below an explanation of the services we are able to offer to make being a landlord as stress free as possible.



(Bronze Service) 8% +VAT

This service includes:

I. Introduction of perspective tenant.
II. Conducting viewings.
III. Negotiation the terms of the Tenancy between Landlord and Tenant.
IV. Drawing up of Tenancy Agreement.
V. Collecting the deposit and passing this onto the landlord to hold (as stakeholder) in a government approved scheme. payable by the Tenant against rent arrears and dilapidation as stipulated in the Tenancy Agreement
VI. Making every effort to notify service companies and the council at the commencement and termination of the Tenancy.
VII. Carrying out a basic check in and check out.
VIII. Tenant to deal directly with Landlord upon commencement of Tenancy.



(Silver Service)  10% +VAT

This service includes:

I. All service itemised in Letting Introduction Service (Bronze Service)
II. Collection of Rent as stated in the Tenancy Agreement.
III. Quarterly rental statement provided to the Landlord.
IV. Tenant to deal directly with Landlord upon commencement of Tenancy.


(Gold Service) 12% +VAT

This service includes:

I. All service itemised in Letting Service With Rent Collection (Silver Service)
II. Monthly rental statement provided to the Landlord stipulating rent received along with expenditure.
III. Day to day management matters including minor repairs up to a maximum of £500.00 +VAT. Repairs costing £100.00 or less are instructed without contacting you. In an emergency estimates are obtained and submitted to you for approval.
IV. Property visits once every six months in order to carry out a general inspection of the property.
V. Our management appointment is for the letting period and doesn’t include security or supervision of the Property when it is not let.
VI. Tenant to deal directly with Empire Estates.


£35 Including VAT

As an additional service we can protect the deposit on behalf of the landlord.
